The East Shore Halloween Parade is moved to Monday (Halloween) night due to the predicted bad rainy, icy & windy weather for Saturday evening. So Saturday is cancelled.

East Shore-Morris Cove Halloween Parade Saturday October 29th

 The annual East Shore-Morris Cove Halloween Parade will be held this year on Saturday October 29th from 6:00pm to 7:00pm.

The parade is open to children in grades from Pre-K through 6th grade and will start at the Pardee Seawall on Townsend Avenue.

There will be a float competition and judging of best costumes in each group.  After the parade there will be doughnuts, cider and candy for all particpants.

East Rock Homes For Sale-East Rock New Haven CT Real Esate Market Report September 2011

Understanding the general direction of the current conditions is of vital importance to both buyers and sellers in order to help you make a more informed decision when buying or selling an East Rock home.

There are currently 11 East Rock homes for sale.  They range in price from $490,000 for a 1947 sq. ft.  8 room, 4 bedroom Old Style home to an expansive 6930 sq. ft.  16 room, 9 bedroom, 5 bath Colonial listed for $2,250,000.

For the month of September 2011 there were 3 East Rock homes sold with an average list price of $657,000, average sales price of $616,633 and an median sales price of $574,900.  The average days on the market for these East Rock homes was 95 days.

Comparing this to September 2010 there were 2 sales with an average list price of $1,068,000, average and median sales price of $1,042,625 and an average 31 days on the market.  The large difference in the average and median sales price from last year to this year was due to the sale of a $1,745,250 East Rock home.

New Haven CT Real Estate Market Statistics 2000-2011

It was an interesting exercise today reviewing the New Haven CT real estate market statistics and watching how the sales trends have changed over the past 10 years.  

Back in 2000 the average list price was $136,174, the average sales price was $130,237 and the median sales price was $105,000.  When we reached the height of the market in 2006 the average sales price had gone up dramatically and was at a whopping $277,495.  The average sales price had gone up to $267,034 and the median sales price was $228,140.

As the housing bubble burst the market started it spiral downward and by the end of 2010 the average list price had gone down to $219,572, the average sales price was $207,829 and the average median sales price was $165,000. 

Short sales, foreclosure and bank owned sales continue to be a factor in the decline of prices in some pockets of the New Haven real estate market.  If you are planning on putting your home on the market, it is important to know what the trends are in your neighborhood.

To date the average list price is $204,876, the average sales price is $194,521 and the median sales price is $160,000.

The number of sales over the course of the past ten years was in the low to mid 400's from 2001 to 2006 and then tapered off dramatically from 2007 through 2010 to the low to mid 300's.  To date there have been a total of 193 sales in New Haven as we end the final quarter of the year.

With the historically low interest rates we're seeing right now and almost two thirds of the currently inventory in New Haven  priced under $200,000 it provides a great buying opportunity for first time buyers in today's New Haven real estate market.

Discover East Rock New Haven CT-An Upscale & Historic Neighborhood

 

 

One of the most desirable and prestigious areas to live in New Haven is in the neighborhood of East Rock.  This upscale neighborhood gets its name from nearby East Rock a New Haven landmark known for its summit overlooking the city with spectacular panoramic views of New Haven and Long Island Sound.

 

The neighborhood of East Rock lies within three historic districts with the southerly parts of neighborhood listed in the Upper State Street Historic District and the Orange Street Historic District.  The western half lies within the Whitney Avenue Historic District.

East Rock is known for its beautiful tree-lined street and architectural style of Queen Anne, Tudor and Victorian style homes but also offers a variety of other housing opportunities in condos, townhomes, apartments, traditional single family and multi-family homes.

East Rock has a walk score of 71 and is the 11th  most walkable neighborhood in New Haven so it's not surprising to see a large percentage of the over 9,000 people who live here walking or biking to the Orange Street Deli & Grocery, P & M Orange Street Market or Nica's Market for a quick bite to eat or to pick some groceries.

East Rock-Worthington Hooker School New Haven Connecticut

Worthington Hooker School serves students in the neighborhood of East Rock in two separate buildings.  The elementary school is for grades K-2 and the middle school is for grades 3-8.

Named after Dr. Worthington Hooker a former professor and physician at yale University the original school built in 1900 is located at 180 Canner Street and is now home to students kingergarten through grade 2.  When it was not large enough to accomodate all nine grades, students in grades 3-8 were moved into the former Saint Stanislaus School on State Street. 

After the completion of an 18 month renovation project on the main building in the spring of 2007 at a cost of $12.9 milliion plans were also underway to build a new building for the middle school students.  The new school located at 691 Whitney Avenue officially opened in December 2009 for grades 3-8 at a cost of 36.5 million. 

The majority of the student body of Worthington Hooker School is made up of children of Yale professors and graduate students.  It is New Haven's most culturally diverse school and reported as the highest achieving school of the City of New Haven's K-8 public schools.

As a contributing property in the Whitney Avenue Historic District, the elementary school on 180 Canner Street is listed on the National Register of Historic Places.

East Rock Park-A New Haven Landmark

A favorite outdoor recreation destination and tourist spot for residents and visitors of the Greater New Haven area is East Rock which spans the towns of New Haven and Hamden. 

The magnificent red basalt cliffs of East Rock were formed about 200 million years ago and at its highest point of 366 feet offers spectacular views of the City of New Haven, Mill River, Quinnipiac River, Long Island Sound and Long Island.

East Rock is the principal feature located within the 425 acre East Rock Park owned by the City Of New Haven and listed on the National Register of Historic Places in 1997.   The city manages the park and maintains a scenic seasonal, winding road where you can drive your automobile to the summit and is also accesible by foot or bicycle too.

At the top of the summit of East Rock is the Angel of Peace overlooking the City of New Haven hand raised with an olive branch and holding a wreath as an enduring symbol of hope, peace and harmony. 

The angel sits atop the Soldiers and Sailors' Monument in honor of the residents of New Haven who gave their lives in the Revolutionary War, the War of 1812, the Mexican-American War and the Civil War.

Construction began on the monument on June 17, 1886 with its first dedication ceremonyheld one year later on June 17, 1887. It is estimated that approximately 175,000 people lined the streets of New Haven to watch a parade of  20,000 march up to the summit. and included men, women, children and a number of miitary divisions.

There was live music, fireworks and speeches.  Guests of honor at the ceremony were two heroes of the Civil War General Phillip Henry Sheridan and General William Tecumseh Sherman.  It has been rededicated twice in Septmeber 1987 and October 2010 after undergoing extensive restoration to its interior and exterior and is currently under rehabilitation today.

People who visit East Rock Park are permitted to hike, bike, picnic, bird watching, walk their dogs and go snowshoeing or cross-country skiing during the winter.   There are playgrounds, tennis courts, basketball courts, baseball, football and soccer fields located at the base of East Rock making it a wonderful destination for outdoor recreation.
