Branford Condos-Real Estate Market Report January-June 2011

Understanding the general direction of the current Branford condos real estate market is of vital importance to both sellers and buyers in order to help you make a more informed decision when buying or selling a condo in Branford CT.

There are currently 112 Branford condos for sale ranging in price from $84,000 to $1,900,000.

During the months of January-June 2011 there were 57 condos that closed which is a decrease of 17 condos as there were 74 condos that closed from January-June 2010..

The average sales prices of the Branford condos sold from January-June 2011 was $186,476 with an average 126 days on the market versus $197,659 for those sold from January-June 2010 with an average 111 days on the market.

Median sales price from January-June 2011 was $155,000.

Median sales price from January-June 2010 was $178,700.

Introducing My Branford Condos Facebook Fan Page

Thank you first of all Debbie Gartner for finally pushing me to create my second Facebook Business fan page.  It's something I've been putting off doing for many months and since I was homebound today thanks to a nasty ice and snow storm that hit here today it was the perfect time to get it launched.

The Branford condos market is just one of the niche markets that I work and due to the online and offline marketing I've implemented over the past couple of years has proved to be successful thus far in producing a large number of buyer and seller leads that have turned into closed transactions.   But like everything we do to market ourselves it was also time to expand this niche into additional social networking platforms.

So I would like to introduce you all to my Branford Condos Business fan page where which I hope you'll pop over to visit.  Of course while you're there I'd be thrilled if you would "Like" it and become a fan. 

One of the benefits of blogging on Active Rain has been the opportunity to having already written numerous hyper-local posts about many Branford condo complexes,  Adding to that are posts about the town of Branford in general to help give buyers information about the different areas of Branford and all that it has to offer. 

Having all of these posts at my fingertips made it extremely easy to add them all to my fan page.  It's still a work in progress and I'll be adding more information, photos and videos as time goes on but for now it's a beginning of what will be a great resource for both Branford condo buyers and sellers.

Greystone Manor Condos in Branford Connecticut

Traveling east on Route 1 at the intersection of North Main Street and East Main Street  you'll find Greystone Manor Condos in Branford Connecticut.  Greystone Manor is a small 90 unit complex convenientely located with easy acces to I-95 for commuting to Yale or downtown New Haven.

Greystone Manor was built in the late 1980's through the mid 1900's and is made up of 2 bedroom ranch and townhouse style units that range from approximately 998 sq. ft. to 1171 sq. ft. 

There are a wide variety of features available at Greystone Manor with open floor plans, nice sized rooms, gas heat and central air. 

The majority of condos in the complex do not include a basement however there are a small number of townhouses with a full basements fond in some in the units that were built in the final phase..  The monthly HOA is approximately $247.

There is assigned parking for residents and ample parking for visitors.  Garages are included with some of the townhouses built in 1995.

The Greystone Manor complex is nicely landscaped and backs up to Branford Land Trust with hiking and walking trails and is within walking distance to Branford Town Center and Branford High School  Amenities include a tennis court. 

Bus service is available and commuters also have access to stress free and relaxing travel via the Shoreline East Train. The Branford town beach at Branford Point is also just minutes away with beautiful views of the Branford Harbor and Long Island Sound.

Greystone Manor condos in Branford Connecticut is a very popular complex and properties do not become available very often.  There is only one property currently listed which is a ranch unit listed for $172,000.  There are no closed sales in the complex during the past six months.

Branford Condos-Real Estate Market Report December 2010

Understanding the general direction of the current Branford condos real estate market is of vital importance to both sellers and buyers in order to help you make a more informed decision when buying or selling a condo in Branford CT.

There are currently 96 Branford condos for sale ranging in price from $84,800 to $1,900,000.

During the month of December 2010 there were 17 condos that closed which is an increase of 7 condos as there were 10 condos that closed in December 2009..

The average sales prices of the Branford condos sold in December 2010 was $200,694 with an average 164 days on the market versus $205,750 for those sold in December 2009 with an average 95 days on the market.

Median sales price for December 2010 was $168,000.

Median sales price for December 2009 was $211,500.

Below is a summary of the Branford condo real estate market that provides a more in depth view of market conditions over the past twelve months.
