 East Haven CT Real Estate- East Haven Homes Market Report January-June 2011

Understanding the general direction of the current East Haven real estate market conditions is of vital importance to both buyers and sellers in order to help you make a more informed decision when buying or selling a New Haven home.

There are currently 152 East Haven homes for sale ranging in price from $89,900 to $899,900.

During the months of January-June 2011 there were 80 homes that closed.  This is a decrease of 40 home as there were 120 homes that closed during January-June 2010.

The average sales prices of the homes sold from January-June 2011 was $197,905 with an average 98 days on the market versus 190,731 for those sold from January-June 2010 with an average 66 days on the market.

The median sales price for January-June 2011 was $192,500.

The median sales price for January-June 2010 was $186,250.

Below is a summary of East Haven homes for sale and the East Haven CT real estate market that provides a more in depth view of market conditions over the past twelve months.

In reviewing this comparison of year to year market data for East Haven CT there has been a significant decrease in the number of homes sold but there has been a slight increase in the average sales price which is a positive sign.  The $8,000 buyer credit last year is what made a significant impact on the higher number of sales last year versus this year.  A small percentage of short sales, foreclosure and bank owned sales are also a factor that is contributing to the overall average sales price.  The average days on market for homes sold this year has seen an increase of almost 30 days from the previous year.

In the month of December 2010 there were 17 homes that closed which is an increase of 1 home as there were 16 homes that closed in December 2009.

The average sales prices of the East Haven CT homes sold in December 2010 was $170,441 with an average 67 days on the market versus $200,450 for those sold in December 2009 with an average 100 days on the market.

The median sales price for December 2010 was $173,000.

The median sales price for December 2009 was $200,450.

Understanding the general direction of the current East Haven CT real estate market condition is of vital importance to both buyers and sellers in order to help you make a more informed decision when buying or selling a home in East Haven.

There are currently 138 East Haven homes for sale ranging in price from $90,000 to 595,000.

During the months of January-November 2010 there were 189 homes that closed which is a decrease of 23 home as they were 212 homes that closed from January-November 2009.

The average sales price of the East Haven homes sold from January-November 2010 was $192,290 with an average 71 days on the market versus $197,788 for those sold from January-November 2009 with an average 81 days on the market.

The median sales price for January-November 2010 was $179,200.

The median sales price for January-November 2009 was $190,000.
