Branford Condos-Real Estate Market Report January-June 2011

Understanding the general direction of the current Branford condos real estate market is of vital importance to both sellers and buyers in order to help you make a more informed decision when buying or selling a condo in Branford CT.

There are currently 112 Branford condos for sale ranging in price from $84,000 to $1,900,000.

During the months of January-June 2011 there were 57 condos that closed which is a decrease of 17 condos as there were 74 condos that closed from January-June 2010..

The average sales prices of the Branford condos sold from January-June 2011 was $186,476 with an average 126 days on the market versus $197,659 for those sold from January-June 2010 with an average 111 days on the market.

Median sales price from January-June 2011 was $155,000.

Median sales price from January-June 2010 was $178,700.

In reviewing this comparison of year to year market data for the Branford condo real estate market there has been a decrease in the number of condos sold and a decrease in the average sales price.. Introducing My Branford Condos Facebook Fan Page

Thank you first of all Debbie Gartner for finally pushing me to create my second Facebook Business fan page.  It's something I've been putting off doing for many months and since I was homebound today thanks to a nasty ice and snow storm that hit here today it was the perfect time to get it launched.

The Branford condos market is just one of the niche markets that I work and due to the online and offline marketing I've implemented over the past couple of years has proved to be successful thus far in producing a large number of buyer and seller leads that have turned into closed transactions.   But like everything we do to market ourselves it was also time to expand this niche into additional social networking platforms.

So I would like to introduce you all to my Branford Condos Business fan page where which I hope you'll pop over to visit.  Of course while you're there I'd be thrilled if you would "Like" it and become a fan. 

One of the benefits of blogging on Active Rain has been the opportunity to having already written numerous hyper-local posts about many Branford condo complexes,  Adding to that are posts about the town of Branford in general to help give buyers information about the different areas of Branford and all that it has to offer.

One such complex built during the 1980's is Sylvan Point.  Surrounded by a marina on the Branford River this 80 unit complex offers 1 bedroom ranches and 2-3 bedroom ranch and townhome styles from 1200 sq. ft to over 3000 sq. ft.  They include under, attached or detached garages and depending on the location in the complex may or may not have a basement area.

There is a tennis court, inground pool and clubhouse for the residents of Sylvan Point, gorgeous river views and a direct river launch for kayaking enthusiasts. 

The Sylvan Point complex is located in the community of Indian Neck and within walking distance to the Branford CT Town Center, Shoreline East Train and the Branford beach.

Currently there are 6 condos for sale in Sylvan Point ranging in price from $309,500 to $695,000. In the past 6 months there have been 5 sales in the complex between $215,000 to $297,200. The average sales price for these sales is $266,530.

The Turtle Bay complex is located in the community of Short Beach right off of Route 142 (Shore Drive) and a short distance from the Branford CT Town Center.  

Currently there are 15 units for sale in Turtle Bay ranging in price from $237,000 to $625,000.  In the past 6 months there have been 5 sales in the complex between $250,000 to $325,000.  The average sales price for these sales is $279,500.
