During the months of January-June 2011 there were 130 homes that closed.  This is a decrease of 68 home as there were 198 homes that closed during January-June 2010.

The average sales prices of the homes sold from January-June 2011 was $198,762 with an average 86 days on the market versus 200,766 for those sold from January-June 2010 with an average 82 days on the market.

The median sales price for January-June 2011 was $156,000.

The median sales price for January-June 2010 was $166,950.

In reviewing this comparison of year to year market data for New Haven CT there has been a significant decrease in the number of homes sold and a slight decrease in the average sales price.  Short sales, foreclosure and bank owned sales still continue to be a contributing factor in the overall average sales price.  The average days on market for homes sold this year has seen a slight increase from the previous year.

The data for the New Haven homes market report for January-June 2011 is based on statistics provided from the CTMLS (private sales are not included nor are mobile homes).

The average list price for these December 2009 sales was $2,464,000 with an average sales price of $2,080,000, 346 average days on  market and average sales price to list price ratio of 84.54%..

In comparing the statistics from December 2008, the average list price was $1,906,863 with an average sales price of $1,675,000, 96 average days on market abd an average sales price to list price ratio of 88.46%.

Sales were up from the 8 sold in December 2008.

According to the latest report furnished by RealtyTrac, Connecticut was New Haven County Foreclosuresranked 21st for the year end 2009 nationally with a grand total of 19,679 foreclosure filings which consists of notices of default, auctions and bank owned properties. This represents a decrease of 10.24% for Connecticut home foreclosure filings from 2008.

For the month of December 2009 there was a total of 2425 foreclosure filings in Connecticut

With 1 in every 487 homes facing foreclosure, New Haven has the highest number of foreclousre filings with 716 followed by Fairfield County with 656, Hartford County with 483, New London County with 168, Litchfield County with 157, Windahm County with 106, Middlesex County with 80 and Tolland County with 59.

Connecticut Waterfront and Luxury Homes Sales - May-June-July 2009

Connecticut Waterfront and Luxury HomesAre you curious about the Connecticut Waterfront and Luxury Homes real estate market along the shoreline area and what these homes have been selling for?

For the months of May, June and July 2009, there were 36 sales of waterfront and luxury homes which were listed for $750,000 or more. These sales are for the areas of Branford, Clinton, East Haven, Guillford, Madison, Milford, New Haven, West Haven, Westbrook and Old Saybrook.

Of these 36 sales, 10 sales were over $1 million in the towns of Branford, Guilford, Madison, New Haven and Old Saybrook.  The most expensive sale was a 2638 sq. ft. Victorian waterfront home  on Middle Beach Road in Madison for $2,7500,000.

The average list price was $1,090,697 with an average sales price of $986,077 and a median sales price of $850,000.  The average days on market for these homes was 161 days with an average sales price to list price ratio of 91%.

In comparing the data for May, June and July 2008, there were 58 sales in the towns of Branford, Clinton, Guilford, Madison, New Haven and Westbrook.  The most expensive home sold was a 6266 sq. ft. Contemporary on Spring Rock Road in Branford for $3,000,000.

The average list price was $1,191,218 with an average sales price of $1,093,929 and a median sales price of $922,707.  The average days on market for these homes was 121 dyas with an average sales price to list price ratio of 93%.

Although we have seen a decrease in sales from the previous year, waterfront and luxury homes in this price range are continuing to sell at well below the original asking price.

With 351 homes currently on the market listed between $750,000 to $7,900,000 buyers of Connecticut Waterfront and Luxury Homes have a huge inventory of properties to choose from.

According to the latest report furnished by RealtyTrac for July 2009, Connecticut is Connecticut Ranked 19th In April 2009 Foreclosures ranked #29 nationally with a total of 1569 foreclosure filings which consists of notices of default, auctions and bank owned properties.  This represents an increase of nearly 8% for Connecticut home foreclosure filings from June 2009.  Total foreclosure activity in Connecticut dropped 22% from July 2008.  Connecticut was ranked #33 in foreclosure filings in May 2009.

With 1 in every 827 homes facing foreclosure, New Haven County has the highest number of foreclousre filings with 422 followed by Fairfield County with 391, Hartford County with 338, , New London County with 170, Litchfield County with 93,  Middlesex County with 59, Windham County with 52 and Tolland County with 44.  A continued weakening in the financial and manufacturing sectors and a flattening of the job market has been a contributing factor in Connecticut home foreclosure filings.  This brings Connecticut to a total of 6,218 foreclosue filings year to date.
