Experiencing The Joy Of First Time Home Buyer Benefts

One of the greatest rewards of what I do is experiencing the joy of a first time home buyer in the purchase of their first home. 

The expression of happiness on the face of a first time home buyer as they sit at the closing table signing the papers for their new home and when I can hand them the keys to their first home is worth its weight in gold.

Yesterday I had the pleasure of attending the closing of one of my buyers who took advantage of the first time home buyer benefits that were available to him through FHA financing.

 

A Happy First Time Home Buyer

Mark first contacted me back in the beginning of March of this year about his interest in purchasing a home from an ad I had placed on Craiglist about bank owned, foreclosed and short sale homes.  As a result of a drip email campaign that was set up to keep in regular with Mark we exchanged a number of emails about questions he had about different properties and financing options.

I put him in contact with George Souto at McCue Mortgage to assist him in qualifying for first home buyer financing.  Unfortunately his credit score at that time was not up to par and put buying a home out of his immediate future but George did advise him about the things he needed to do to get his credit score up.

In the beginning of July Mark's credit score had gone up enough for him to finally get a pre-approval for FHA financing.  I loved Mark's enthusiasm when we met for our initial buyer consulation and explained what he could expect throughout the home buying process. 

After a week of looking at a number of homes Mark found one he liked and we wrote up an offer on it.  Turns out we ended up in a multiple offer situation and Mark lost out to a higher offer.  It was a bit disappointing but Mark was not to be deterred from finding another home. 


We eventually found just the perfect home, wrote up an offer asking for a closing cost concession from the seller and had acceptance that same day!  During the inspection we had a couple of items to address and with a wonderful and cooperative listing agent on the other side had a seller who was agreeable to taking care of our request. 

George and his staff at McCue Mortgage were there every step of the way in getting the appraisal ordered and making sure they had everything they needed from Mark.  They did a remarkable job as Mark had mortgage commitment in less than a month .

Communicating with Mark was so easy during our search for homes and then once we had an executed contract.   We used text, email and what seemed like daily chats via Gmail.  It is one of the things I'm going to miss now that Mark has closed on his new home.

Joe and Jolene lived in a cramped one bedroom condo on a busy street with no yard and no room for the baby they were expecting.  When it was just the two of them they didn’t mind the sacrifice. They were both working and saving the money they needed for a down payment on a house.  Now, with a baby on the way, they desperately wanted a home of their own.

 

Joe called me to help him and Jolene find the home of their dreams.  They took the first step by getting pre-approved for an FHA mortgage with a low intereste rate and a minimum down payment of 3.5%.  After narrowing down the areas, type of home and price range they were looking for we started house hunting and found their dream home in North Haven.

Their offer was accepted right away and we moved forward with the home inspection which identified only a couple of minor issues that were quickly resolved.  Once they received mortgage commitment and clear to close the wheels were set in motion to set a date and time for their closing.

Robin at her new homeWorking with repeat clients is always especially satisfying. This past week that satisfaction was magnified when I had the privilege of helping one of my past clients Robin (from 5 years ago) purchase a townhouse in Guilford. Aside from reinforcing my "feeling a little older", it was wonderful to be the recipient of her trust. Buying a home whether it's for the first, second or third time is an important commitment for all of us.

I believe the reason many people don't buy a home is because they don't know they can - like my client Robin. She earned a good income and wanted to move out of her apartment and into a place of her own but it was a challenge to locate a home she could comfortably afford. Single family homes weren't an option since the cost of a single family home in the towns she was interested in would be out of Robin's price range.

Home Sweet HomeRobin was prequalified for a loan so I got some basic information from her and began a search for condos. She was thrillled when we found a number of towhouses in a complex in Guilford with lake access. Within two weeks we found a lovely end unit with plenty of room for entertaining and with lots of privacy. We immediately wrote the purchase offer in my truck and within two days the seller accepted her offer and now Robin has a "Home, Sweet Home" and a sweet $8,000 first time homebuyer tax credit.
