Holland & Sons Plumbing Came To The Rescue Today!

Finding out this morning about frozen pipes, busted radiators and water seepage in a vacated home was not a good way for my day to start off. 

In need of a good plumber immediately and someone who could make an emergency call today to shut off the water main I called Pat Holland of Holland & Sons Plumbing in Branford Connecticut.  I've known Pat for quite some time and his wife Kristin who I had worked together with at our RE/MAX office. 

When I called Pat to explain the situation he told me he could be at the house in 45 minutes.  Pat & Kristin by the way have two adorable little boys who I could hear in the background as I was speaking to Pat. 

Yet here it is a Sunday morning and Pat with his total comitment to proiding quality service to his customers had no reservations about helping me out in this emergency situation.

What's Ahead for 2011 In The New England Housing Market?

While sales were down overalll by 5% in the six states that make up the RE/MAX New England Region house prices are going up.

While viewing my Facebook news feed this evening I came across an interview that Jay Hummer, Executive President and Regional Director of RE/MAX New England did on NECN about his outlook for the New England housing market for 2011.

New Haven Homes For Sale-New Haven CT Real Estate Market Report December 2010

Understanding the general direction of the current New Haven CT real estate market conditions is of vital importance to both buyers and sellers in order to help you make a more informed decision when buying or selling a home in New Haven.

There are currently 184 homes for sale in New Haven ranging in price from $29,900 to $2,250,000.

In the month of December there were 20 homes that closed which is a decrease of 4 home as there were 24 homes that closed in December 2010.

The average sales prices of the homes sold in December 2010 was $145,850 with an average 130 days on the market versus $203,671 for those sold in December 2009 with an average 62 days on the market..

Below is a summary of the New Haven CT real estate market that provides a more in depth view of market conditions over the past twelve months.

For the period of January-December 2009 there were 354 homes sold with an average list price of $209,669, an average sales price of $199,055 and a median sales price of $171,000.

For the period of January-December 2010 there were 328 homes sold with an average list price of $219,572, an average sales price of $207,805 and a median sales price of $165,000.

The average sale price to list price ratio for January-December 2009 was 93.79% and for January-December 2010 was 93.97%.

The average days on market for January-December 2009 was 84 days and for January-December 2010 it was 87 days.

In reviewing this comparison of year to year market data for New Haven CT there has been a considerable decrease in the number of homes sold however the average sales price is moving up slightly. Short sales, foreclosure and bank owned sales still continue to be a contributing factor in the overall average sales price.  The average days on market for homes sold this year has seen a slight increase from the previous year.

The data for the New Haven CT real estate market report for December 2010 is based on statistics provided from the CTMLS (private sales are not included nor are mobile homes).

One of my favorite times of the day living in Morris Cove is being able to view the spectacular sunsets blazing with color at the Pardee Seawall and at Lighthouse Point Park. 

Driving home this afternoon from a listing appointment the sun was just beginning to set and it looked like the sky was on fire.  The colors in this sunset were just so beautiful on the horizon along the water that I just had to stop and take some pictures of it. 

I definitely wasn't alone in capturing the sunset today down at Lighthouse Point Park.  I came across one person with a tripod taking some photos and met past clients of mine walking their dogs at the park with their camera in hand too.

Introducing My Branford Condos Facebook Fan Page

Thank you first of all Debbie Gartner for finally pushing me to create my second Facebook Business fan page.  It's something I've been putting off doing for many months and since I was homebound today thanks to a nasty ice and snow storm that hit here today it was the perfect time to get it launched.

The Branford condos market is just one of the niche markets that I work and due to the online and offline marketing I've implemented over the past couple of years has proved to be successful thus far in producing a large number of buyer and seller leads that have turned into closed transactions.   But like everything we do to market ourselves it was also time to expand this niche into additional social networking platforms.

So I would like to introduce you all to my Branford Condos Business fan page where which I hope you'll pop over to visit.  Of course while you're there I'd be thrilled if you would "Like" it and become a fan. 

One of the benefits of blogging on Active Rain has been the opportunity to having already written numerous hyper-local posts about many Branford condo complexes,  Adding to that are posts about the town of Branford in general to help give buyers information about the different areas of Branford and all that it has to offer.
