Branford CT Real Estate Market Statistics 2007 vs. 2006

There are currently 107 single family residential properties on the Branford CT real estate market ranging in price from $19,600 to $3,750,000. 

For the year 2007 there were 164 single family homes sold in Branford CT with an average sales price of $550,751 and a median sales price of $377,500.  The average sold price to listing price ratio was 93.11% with an average days on market of 92.  The lowest sale was $11,000 for a Stony Creek mobile home and the high $3,150,000 for one of the fabulous Thimble Islands.

This compares to 198 homes sold in 2006 with an average sales price of $462,134 and a median sales price of $370,000.  The average sold price to listing price ratio was 93.13 with an average days on the market of 74.  The lowest sale was $5,500 for a mobile home on East Main Street and the high of $2,775,000 for a Belden Island property.

Branford CT Condos - Market Update Fourth Quarter 2007

I thought since we're almost half way through the month of January it would be a good time to post the 2007 fouth quarter report on the condo real estate market in Branford, CT.

There are currently 117 condos listed in Branford, CT.  Of those 117, 51 are ranch style units ranging in price from $89,000 to $715,000 and 56 are townhouse units ranging in price from $149,900 to $649,900.

From 10/1/2007 to 12/31/2007, there were 51 condos sold with a minimum sales price of $103,000 to a maximum sales price of $350,000.  This compares to 56 condos sold for the same period in 2006 with a minimum sales price of $93,000 to a maximum sales price of $700,000.

The median sales price for the fourth quarter of 2007 was $200,000 vs. a median sales price of $199,900 for 2006.

The average sales price for the fourth quarter 2007 was $203,636 vs. an average sales price of $222,052 for 2006.

The average days on the market for the fourth quarter of 2007 was 65 days with a sales price to list price ratio of 96.47% vs. 44 days on the market with a sales price to list price ratio of 95.95% for 2006.

Flying the Empty Nest - Strategies for Downsizing

Are your children living on their own, married, or off to college? Have you decided to replace your family home with a smaller residence? Whether you want to focus on other priorities, or build the cottage or beach house you've always dreamed of, or simply no longer wanting to spend energy maintaining a large home, consider the following strategies for downsizing your home:

Decide Where To Go

Think and map out what you want to do next:

  1. If schools have always prioritized where you have lived, now think about other criteria important to you, such as rural living or closer proximity to recreational pursuits.
  2. Consider laying the groundwork for a retirement lifestyle. Your new home could also be the one you retire in.
  3. With fewer living expenses, you may have more expendable income and find that you can increase the luxury or convenience of your lifestyle.
  4. Determine how much space you actually need. Examine your current home and subtract the square footage of rooms you don't need anymore. Add in the measurement of new spaces you might want, such as a workshop or sunroom.

Sort Through Your Stuff

  1. Where do you begin if your current home is packed full with a generation's worth of accumulation?
  2. If you have grown children's belongings in the house, next time they are home, have them sort their things into four piles: what they'll take right now, what they need you to hold for them, what they want to give away, what can be tossed.
  3. Go through the rest and determine future needs. Some possession might be family-sized, such as camping gear. Do you foresee future activities of a similar nature? Other possessions might be house-oriented. For example, if you're moving to a townhouse, you can sell the lawn mower and weed whacker.
  4. Keep memorabilia and other sentimental keepsakes in the family while getting them out of your house. Give your grown children the arts, crafts, projects, trophies, and holiday decorations they had as kids. They may appreciate having them as they start creating their own family traditions.
  5. Be sure to keep your best stuff. For example, if you have several sets of dishes, plastic, stoneware, and china - consider giving up the plastic, and maybe the stoneware, to your child setting up his or her own household. Make the china your everyday dishes.

When In Doubt, Throw It Out

Many possessions are emotionally laden or maybe you're just overwhelmed with the thought of "maybe we'll need it someday". While sorting your stuff through this difficult process, keep these suggestions in mind:

  1. If you haven't used something in a couple of years, it's probably a good choice for the out pile. Will it be worth the effort of packing, moving, and unpacking the item?
  2. Think about the space of your new home and where you will put the stuff you are keeping.
  3. Put any items you can't decide on into a separate box. Revisit the box after you've thrown out some other things. The decisions will get easier.
  4. If it's still too difficult, put questionable items into a sealed and dated box but don't list the contents. If you don't open the box within a year, give the box to charity.

Are You Ready For Some Football?

Having been a New York Giants fan for more than 30+ years, I can't wait for this weekend's matchup between the Giants and the Cowboys. 

You should have been in my living room the weekend the Giants played the Pats (thank God the NFL caved so we could watch the Game of The Year on national TV).....my husband is a Pats fan and of course I was rooting for my Giants.  That game left us all at the edge of our seats til the ticking final seconds. 

Alas, my Giants did not win but boy did they come back last week in a winning fashion against the Tamp Bay Bucaneers and upped their away from home record to 8-1 and move on to face Dallas on Sunday who the Giants lost to in their season opener.....Oh, revenge will be sweet!!!! It's time to take down the Cowboys!

Welcome to Morris Cove New Haven CT

Morris Cove, also known as East Shore is a neighborhood in the city of New Haven, Connecticut and is located on the east side of  New Haven.  Morris Cove was originally part of the town of East Haven and was named for one of it's early settlers, Thomas Morris.  In 1881, Fair Haven, Grannis Corners and Morris Cove were ceded to New Haven.

There has always been some debate among the residents of the Annex-East Shore area as to where Morris Cove actually begins.  While some think it starts at Upson Terrace, there are others who believe it begins at the entrance to Fort Hale Park and some who think it starts at Fort Hale Road.  Having lived in Morris Cove for more than 30 years, this debate has lingered on.  According to Wikipedia, http://en.wikipedia.org/wiki/East_Shore_(New_Haven) Morris Cove is bordered on the north by Upson Terrace on the east by the town of East Haven, on the west and south by Long Island Sound.

The Caroousel - Lighthouse Point Park  - Morris Cove New Haven CT

When visiting Morris Cove, there are many wonderful sites to see.  One of my favorites is the Lighthouse and Carousel at Lighthouse Point Park.  Tweed New Haven Airport, Pardee Seawall Park, Pardee Morris House, Fort Hale Park and Black Rock Fort, the remains of a revolutionary fort are other notable places to see.

Morris Cove is also home to Nathan Hale School, St. Bernadette School and two fabulous catering facilities, Amarante's Sea Cliff and Anthony's Ocean View.

Originally from the Annex (Forbes Avenue) my love for Morris Cove began when my dad purchased our first home in 1969.  I have moved away and moved backed twice and now have resided here for the past ten years. 

Yearly events that take place in Morris Cove are the Halloween Parade at the seawall, the Easter Egg Hunt at Fort Hale Park and the East Shore Neighborhood Preservation Association barbecue at Anthony's Ocean View.
